What the calculator works out
The calculator shows three occupancy figures side by side. Physical occupancy in units shows how many doors are rented. Physical occupancy in m² shows how much of your rentable space is rented. Economic occupancy shows how much of your maximum rental revenue you actually collect.
You also see the difference between your potential and actual rental revenue, per month and per year. That is the revenue you leave on the table through vacancy, discounts, old contracts below street rate and arrears.
How do you read the result?
If occupancy in units is higher than in m², your larger units are the ones standing empty. If it is the other way round, the gaps are in the small units. That is a signal to look at your unit mix and your price per size.
If economic occupancy is clearly below physical occupancy, you earn less than your space is worth. Look at discounts, at tenants who have been below street rate for a long time and at open invoices. Compare the figures mainly with your own previous months and between your own facilities: the trend says more than a single percentage.

What is the difference between physical and economic occupancy?
Physical occupancy measures how many units or square metres are rented. Economic occupancy measures how much rental revenue you collect compared with what you would earn if everything were rented at street rate. The difference comes from discounts, old contracts and arrears.
Should I measure occupancy in units or in m²?
Both. In units you see how many tenants you have, in m² you see how much space is actually rented. If your units vary a lot in size, occupancy in m² is the fairer measure for your revenue.
