Why calculate per size?
A total occupancy figure hides where things go wrong. One size can always be full with a waiting list while another stands empty for months. Per size you see where you leave revenue on the table and which sizes earn the most per square metre.
Smaller units often earn more per m² than large ones, but that does not have to be true for you. That is exactly why it is useful to work it out with your own figures.
What do you do with the result?
A size with low occupancy and a large revenue gap is your biggest opportunity: look at the price, how findable it is on your website or whether you can split those units. A size that is full with a high price per m² is a candidate for a careful price increase.
Then model what a change would earn: adjust a price or the number of units in the calculator and see the effect on your rental revenue straight away.

Frequently asked questions
Which price should I enter?
Enter the average price tenants of that size currently pay. If you want to see what is possible, enter your street rate in a second round and compare the results.
What is revenue per available m²?
Your total rental revenue divided by all your rentable square metres, including the empty ones. It combines occupancy and price in one figure, so you can compare facilities and periods fairly.
